The Housing Signal publishes housing market analysis and mortgage calculators for a general audience. These are the standards every page on this site is held to.

Primary sources only

Rate figures come from Freddie Mac’s Primary Mortgage Market Survey. Regulatory and lending-standard claims come from the CFPB, FHFA, HUD, or the relevant agency’s own published guidance. Economic data comes from the Federal Reserve and FRED. We cite the source and the date on the page where the figure appears, so you can check it yourself.

Calculations are verified, not assumed

Every formula used in a Housing Signal calculator is checked against the underlying amortization or qualification standard before publication. Worked examples show their inputs so the arithmetic is reproducible.

Dated, not evergreen by pretence

Mortgage rates and lending thresholds change. Pages carry a published date and an updated date, and figures are labelled with the week or period they describe rather than presented as permanently current.

Your data stays in your browser

The calculators on this site run entirely client-side. We do not require your name, email address, phone number, or Social Security number to return a result, and calculator inputs are not transmitted to us or to any third party.

No paid placement, no steering

The Housing Signal does not accept payment to rank lenders, to recommend particular mortgage products, or to route individual readers to specific providers. Where a page carries advertising or an affiliate link, it is labelled as such directly next to the link, never buried in the footer. See our Advertising Disclosure.

We correct in public

If we publish something wrong, we fix it and note what changed and when, on the page itself. If you spot an error, email contact@thehousingsignal.com. Corrections are welcome and we act on them.

The Housing Signal is written and edited by Mouhssine Ezzidi, an independent researcher. He holds no mortgage license and sells no financial products. The Housing Signal is not a mortgage broker, lender, or licensed financial advisor.
